Master Action List

Click this button to order a hyperlinked commitment. Ordering gives the user the ability to upload documents to be linked within the commitment and send a URL for the commitment instead of attaching the file. Click the link to get started.
The above window will open for you. Click the radio button to the left of "Hyerlinked Commitment & Client Portal" and then click the ORDER NOW button.
A pop-up will appear asking for confirmation of the $5 hyperlinked commitment fee. Click OK to confirm or Cancel to prevent the charge from applying. Once ordered and confirmed, the fee cannot be reversed.
This section will house the recording information for the security instrument recorded for any mortgages shown on the GEN INFO tab. Click the link "Recording Information" to get started.
Depending upon the state, one of these three windows will appear to enter the recording information. Date fields will pull information directly from the GEN INFO tab, so make sure to update the document date and recording dates there.

The left screenshot shows the view as seen by Montana and Utah users, the center shows the view for Colorado, and the far right shows the view for all other states except Minnesota and North Dakota.
To use the version for Minnesota and North Dakota, make sure all the fields are completed with the recording information. Click the orange ellipses button to pull the predefined lists.
Select the appropriate option. The screen will disappear and the text box will show the pre-formatted recording information as it will appear on Schedule A.
In any of the optiosn where a text box is present (all states except Maryland and Utah), information can be  edited directly in the text file after EPIC has filled in the informaiton. Note that the system does not recognize paragraphs and will not include a carriage return (actions shown when Enter is pressed on the keyboard) on the policies. When entering assignment information that is completed at closing, make sure you have a space after the last period before entering the assignment information.

When complete, scroll back to the top and click the "Close" button. Do not click the "X" to close the window as it could cause EPIC not to save the data.

Chain of Title

This section will house all of the deeds transferring title between owners from the beginning of the search to the current owners. To enter the information, click the "Deeds" link to open the window

Click this icon when an additional chain of title needs to be added to the list. A new item cannot be entered until the current screen is completed.
Grantor
Type in the name of the parties the specific deed is transfered from based on the specific deed entered.
Grantee
Type in the name of the party the specific deed is transferring ownership to based on the specific deed entered.
Instrument Type
Click the drop down box and select the type of deed. Choose "Deed" for most options, i.e., Special Warranty Deed, Warranty Deed, Quit Claim Deed, etc. This will place the selection into the "Document Name" field.
Document Name
Edit this field so that the document name matches the document being referenced i.e., add "Special Warranty" in front of the pre-filled word "Deed". When you press tab or click on another field, EPIC will display a confirmation message confirming that the field should be overwritten. Click "OK" to confirm and move on to the next field.
Document Date
Enter the date of the document or the date that it was signed. This is usually the closing date.
Recorded Date
Enter the date the document was recorded. This information is located at the top or top left of the document.
Book
Enter the Book number indicated in the recording details. If this is a county that has only e-recordings, this may not be availalbe. If so, leave the field blank.
Page
Enter the page number indicated in the recording details. The first page number or the full page range can be entered. If this is a county that has switched to e-recording and the information is not available, this field can be left blank.
Document #
This field should never be left blank. Entertherecordinginformation has shown in the recording details at the tope of the page.
Clause
This field auto-completes as the above information is entered. If the information needs to be changed (i.e. add additional information or to change out the dates for full written dates instead of the short dates), click in the cell and make all of thechanges needed. Please do all the changes at once; otherwise, once the field is no longer selected, EPIC will request an overwrite confirmation. Once approved, changes made will not reflect. To make changes to a field that is already overwritten, click inside of the pink field and then click the X that appears near the field title "Clause" at the top o f the window.
Once the "X" is clicked, all of the information will revert back to the original verbiage EPIC generated before any changes were made. After that is cone, click back into the box and make all of the changes again as well as the one that was missed. When tabbing our of the field, EPIC will ask for a text overwrite confirmation again. Click "OK" to continue working.
After the first deed is completed, EPIC will change the label of this screen to "#1 Deed". The "+" sign moved to the right. Click the "+" sign to add another deed and repleate the above steps.
EPIC will automatically put the deeds in order based on the date fields; however, the order is not affected on this screen. To change the order of the deeds, use the orange ellipses button located to the right of the Grantor field. This will give the options for "Move Up" (meaning that the willmvmovetothe potion just left of where it is now) or "Move Down" (move the tab to the right), or "Remove Deed" to delete the current entry.

Premium Calculator (summary)

The final piece of information on the Master Action List is the Premium Calculator. The right-hand half of this section contains the Premium Calculator's summary information. To get to the full Premium Calculator, click the link "Premium Calculator" located at the top-right of this section.
OP
This line shows you that an Owner Policy was requested, the coverage amount and the actual premium.
Full rate OP
This row shows the full amount of the Owner Policy. It does not include any discounts which may have been elected on the GEN INFO tab.
MP #
This row shows each mortgage listed on the GEN INFO tab which will have a policy issued, the coverage amount, and the actual premium amount.
TRID
This section generates the CFPB compliant amounts that appear on the CD or HUD. Starting with the TRID MP 1, EPIC places in the full premium for the lender policy without any applied discounts. Next, EPIC will deduct the full amount of the lender policy from the full amount of the owner policy. The remainder will be placed in the TRID OP field. The difference between the sum of the TRID calculations and the actual premium amounts  is placed in the "Difference commitment/TRID" field, usually as a credit.
Agent Reinsurance Contribution
In the event that the coverage amount exceeds the current reinsurance threshold set by ATGF, the agent will be required to contribute a portion of the reinsurance amounts with the policy. These amounts are paid from the premium collected and not billed back to the insured. Contact underwriting for the current reinsurance threshold.
Remit to ATGF
This amount is calculated automatically by EPIC based on the split that is currently in EPIC.

Premium Calculator (Full)

Clicking on the "Premium Calculator" link on the Master Action List section of the Policy Tab pulls up the full Premium Calculator.
Date when Rate was Quoted
This is the first section on the premium calculator. In most cases, this field will not be used. The only time that information would need to be placed in this field is when ATGF has re-filed their rates and affected premiums. Enter the date a quote was provided to force EPIC to calculate rates in effect prior to the current rates. Entering a date when not sure as to when a new rate was changed ensure that EPIC will calculate correctly.
Premium Split Percentage
These fields display the percentage of the premium contractually agreed upon between the agent and ATGF. In the example, the agent will receive 40% of the premium and ATGF will receive 60% of the premium. This will vary based on the agency agreement.

Note: EPIC only displays whole numbers here. If the split is 35.5% and 64.5%, EPIC will display 36% and 65%. This does not affect the calculations as those are based on the actual amounts programmed into the back-end of the system, not the rounded amounts displayed here.
Owner Policy
This will show only on purchase files. The screen cannot be changed and reflects the information entered into the GEN INFO tab.
Policy Date
This field displays the recording date entered on the GEN INFO tab.
OP Amount
This field reflects the amount of coverage entered on the GEN INFO tab.
OP Premium
This field calculates the premium amount to be charged based on the coverage amount, jacket, and any discounts. This field can be overwritten. When overwritten, it will trigger a manual review. ATGF underwriters will request the reason for overwriting the premium. In most cases, approvals are only granted when an error is found in the EPIC calculations.
Mortgage
This section will always show individual "squares" for each insured mortgage shown on the GEN INFO tab. This section will display the Lender name, coverage amount, and the calculated premium.
ATGF Premium Information
This section helps break down the premium calculations and the split. The Gross Premium shows the sum of all policy premiums. Endorsements will show the sum of all premiums charged for endorsements. CPL will show the fees due for a CPL, if applicable. This field will only show when a CPL is ordered. Agent Reinsurance will show the amount that will be added to the ATGF Splits for reinsurance. Remit to ATGF shows the portion of funds collected that will need to be sent to ATGF once a policy is issued. The Retain section is the amount that is kept by the agency.

Note: When validating the accuracy of the amounts to remit and retain, keep in mind that only the premiums collected are subject to the split. CPL fees and reinsurance amounts are additional amounts added to the "Remit to ATGF" after the premiums are calculated the split is applied.
Endorsements
When endorsements are added to a file on the POLICY tab, they will appear in this section of the Premium Calculator. In the screen shot of the full premium calculator above, the Endorsements field was not present. This is due to the file not having endorsements. To view the field, click on the "+" inside the triangle. This will reveal the list of all endorsements currently on the file. Endorsement fees are shown in non-labled columns for the Commiment (PC), Owner Policy (OP), Lender Policies (MP1, MP2, MP3, etc). Any amounts due will show to the right of it's corresponding label, making it easier to all of the policies contributing to the amounts shown in the "Endorsemsents" field above.
File creation Date
This will show the date and time the file was created. All times are shown in Mountain Time.
