Title Search
Report (TSR)
The Title Search Report (TSR)
is a "stub abstract" of a parcel of land that
consists of a thorough search of the legal
description and the names of all parties having an
interest in the proposed transaction. Pertinent
documents are compiled and forwarded to the agent
for examination and production of a Title
Commitment. The cost of a TSR includes copies of
all relevant documents plus a current tax
certificate. If more than one chain of title is
being searched, an "extra parcel" charge of $50.00
will be assessed. A tax certificate is included.
Note: The agent must call and/or fax the ATGF Title
Plant for an update prior to closing, as well as an
update after closing to identify recently recorded
documents from which to prepare the Title Policy.
The updates carry no additional fee.
Cost - $125.00
Title Guaranty - You will receive a copy of the
most current recorded vesting deed and any
unreleased mortgages or Deeds of Trust subsequent
to said deed. No tax certificate or updates are
included.
This product is applicable for second loans only,
equal to $200,000.00 or less, when your customer
requires limited insurance.
Cost - $75.00
Junior Mortgage Certificate - You will receive
a copy of the most current recorded vesting deed
and any unreleased mortgages, liens or Deeds of
Trust subsequent to said deed. No tax certificate
or updates are included.
This product is applicable when NO insurance
coverage has been requested.
Cost - $75.00.
Written O&E - You will receive a copy of
the most current vesting deed and all documents
recorded subsequent to said deed. No tax
certificate or updates are included.
This product is appropriate for any situation when
title insurance will not be required, such as for
probate information, or information to be given to
realtors, etc.
