Search Report (FSR)
The Foreclosure Search Report
(FSR) is utilized by the foreclosing attorney
preparing a Foreclosure Commitment and Policy for a
third party purchaser after the foreclosure has
been completed. The FSR consists of the same
process as a TSR. The FSR service includes updates
to provide recording information during the various
stages of the foreclosure.
Cost - $125.00
for initial search and current tax certificate.
Cost - $50.00 for first 3 updates with invoice
being generated after 1st update is requested. Cost
- $25.00 for each additional update after the first
3.
Public Trustee
Foreclosure Certificate
The Foreclosure Certificate
identifies the parties with a recorded interest in
the property and who are to be notified of the
foreclosure procedures. The Foreclosure Certificate
includes copies of all information of record from
the recorded date of the subject deed of trust
being foreclosed to the certification date. The
vesting deed is always shown as an information
item. This report includes, at no additional
charge, all updates. The Foreclosure Certificate is
offered in the Denver metro area plus Larimer and
El Paso Counties. The metropolitan area includes
Denver, Jefferson, Arapahoe, Douglas, Adams,
Boulder and Broomfield Counties. This is not a
policy product, and no credit is given toward a TSR
for a subsequent policy to be issued.
Cost - $175.00
per report ($200.00 for El Paso and Larimer
Counties) up to $200,000.00 face amount. Cost is
$1.50 per $1,000.00 over $200,000.00 face value.)
Tax certificate is an additional $25.00.
